I recently met with a potential home buyer  who asked me an interesting question during our consultation. I was preparing and taking diligent notes on what my client was looking for in his next home, I asked the basic questions:How many bedrooms are you looking for ? How many bathrooms do you want ? Have you selected towns where you would like to tour? Do you need a recomendation for a mortgage broker?The interview was going well and all of a sudden my client turned around and asked me " In this market how much money can I expect to take off the listing price before I make an offer?"  It occurred to me at that moment that most buyers in todays market understand that prices have dropped significantly since 2006 and good deals are on the market , but the average client has very little knowledge when it comes to pricing a home. Shopping for a home is easy if you own a computer, there are lots of real estate searching websites and now with IDX technology most individual realtors have the ability to offer Home Searching tools which search the entire multiple listing service, directly from their website. But how do you know if you really got a "GOOD DEAL"? How do you establish "Value" in a home purchase or a sale for that matter? Let me hear from you and I will respond next week .
